Don’t give that cheque to your builder without reading this 💥. If you’re prospective builder is requiring a direct, up-front payment of a deposit, don’t pay ANYTHING to this builder until official evidence is produced that insurance is in place. In fact, it’s good practice to simply have everything on paper before investing ANYTHING into your project. If you’re required to pay a deposit up front, don’t be afraid to ask for formal confirmation that your builder possesses homeowner’s warranty insurance. Make no exceptions to this rule!
